Residential properties include the most common type of properties that most people use as their principal residence, such as Single-Family homes, condominiums and townhouses. This also includes smaller multi-family properties, such as duplexes and triplexes, where the owned lives in one of the units (we consider commercial properties as properties where the owner does not live and instead rents out all of the units to tenants. These types of properties require a unique level of agent experience and marketing techniques to maximize the sales price).

Preparing the home for optimal viewing appeal is key to getting the quickest, highest number and highest-priced offers for your home. Online Marketing

Approx. 99% of homebuyers initially find out about the home they end up buying online. It is extremely important for your home listing to not only show up on all of the primary online real estate search websites that homebuyers use, but also for it to make a noticeable impact to potential buyers when it does. This is why as part of our service we send a professional photographer to your home to create beautiful photos that showcase your homes best aspects and entice buyers to want to visit it. we also create a 3D virtual tour, virtual staging, and virtual floorplans. All of these tools attract and help buyers to make a decision and be more inclined to offer a higher price for your home.

Optimal Pricing

Determining the price you should market your property at is as much an art as it is a science. You want your property's list-price to be  competitive to other similar homes on the market in your neighborhood (of course taking into consideration differences in living area size, condition, and other differentiating factors).


You don't want your home to be priced too low where it might not generate high enough offers, but you also don't want it priced too high, where you discourage potential homebuyers from even considering it at all. This is because a home that is overpriced usually causes potential buyers to reject it outright it, as they  feel it is "out of their price range" or "not a good value for the money".


In our experience, pricing your home slightly lower than what the fair market value is, will result in more buyer interest in your property, more showings, more buyer competition, and this will result in a "bidding war" which will actually drive the final offer prices significantly higher than you would otherwise receive.

This is part of the same strategy that high-end auction houses use to drive up prices for the art and collectible pieces that they sell.

Once you have the optimal list-price and great online marketing, buyers will want to visit your home in person. It is important to facilitate as many showings as possible to accommodate all interested buyers; remember: the more interested, qualified buyers that tour your home, the more offers you will receive and the more that competition will drive up the final offer prices.
